• High visibility from all directions and major arteries or Interstate
• Maximum Signage as allowed on Pylon and/or monument
• Parking convenient with reasonable direct access to the front door
• Being near sources of business:
  • Malls, Town Centers, Regional Centers, Mixed Used Developments, Lifestyle Centers
  • Big-Box or Power Centers
  • Community Centers with mix of Regional and National Tenant mix
  • Grocery Anchored Neighborhood Centers
  • Large Business Parks
  • Hospitals
  • Hotels
  • Health Clubs/Fitness
  • Colleges and Schools
  • Tourist attractions

• Strong Daytime Population- greater than 35% of the total population
• Average Household Income is over $60,000
• Age 18-40
• 25,000 + vehicle per day
• Low Crime Rate
• College Educated consumers

• End Cap with Drive-thru
• Going to work side of the Street
• Minimum of 8 car que from menu board to window
• Ideal with escape lane or ability to add second drive-thru lane
• Ideal 1600 square feet of interior space (Will consider spaces 1200 – 1700)
• Parking equal to 1 space for 1.5 seats (20-24 spaces)
• 4 Dedicated Parking Spaces for CC’s Curbside orders
• Ideal 800 square feet of outdoor patio seating area
• Vanilla Box with Tenant Improvement Allowance
